The Ferrars could be cash rich but land poor -- re chap 3 -- "Edward Ferrars was the eldest son of a man who had died very rich". His father had "died very rich", but might not have been rich to begin with. It also did not say that Edward was the son of a great landowner or rich landed gentleman. Ferrars senior might have made his fortune through trade, and purchased a comparatively small estate i.e. the Norfolk estate. The vulgarity of Mrs Ferrars, Fanny and Robert might indicate that the fortune was of comparatively recent origin. Mrs Ferrars probably lived in London most of the time.
