Are you new?

In Ch. 6, it says "It had not been built many years and was in good repair." If it's only a few years old and has been empty for at least one of those years, maybe the Dashwoods are the first or only people to live there?

Elinor also remarks that it has "...dark narrow stairs, and a kitchen that smokes".

Perhaps if anyone lived therebefore, it was only for a short time due to those defects in the cottage (which otherwise sounds very nice!)?

I've always had the idea that Sir John was eager for occupants for the cottage ("He said much of his earnest desire of their living in the most sociable terms with his family"), but that Lady Middleton might not have been so quick to approve just anybody moving in there.
