Henry Dashwood died in February. All of this is going on in late July or early August, because they moved at the very beginning of September. Sir John would certainly already have heard about Henry Dashwood's death well before the offer of the cottage was made. Perhaps he was in London for some of the Season, and there was talk there that John and Fanny Dashwood had taken possession of Norland, etc.
