Because Norland was bequeathed to Henry Dashwood via a "strict settlement," which means that HD is only a "life tenant." The estate is not HD's to dispose of; he only holds it during his lifetime. And while Henry Dashwood is the life tenant, John Dashwood is the "tenant in tail." HD's uncle has made provision in his will that Norland will pass "intact" from Henry to John, and then to John's son, Harry, after John's death.
