Mr Shepherd does know all kinds of embarrassing things about Sir Walter's financial status... But he "would rather have the disagreeable prompted by any body else" (ch 2) And Sir Walter did believe himself to be "blameless" in regards to his financial embarrassments.

But you're right - the thought of actually advertizing for a tenant gives Sir Walter a horror. ;-)
